Subdivision Review Process
Tentative maps are reviewed to verify the following
is displayed:
- Topographic features including contours and elevations
- Lot, street, and easement design
- Soils report, high water table and the rate of percolation if
there is a subsoil disposal of sewage
- Type of water system (private or public)
- Water analysis to meet standards if not using an existing water
system
- Map or statement regarding the 100 year flood plain
- Property description by 40 acre fraction
- Vicinity map
- Graphic scale
- Owners and developers name and address
- Master plan, if any
- Section, Township, Range or APN
Final maps are reviewed for:
- Name of subdivision
- Legal description
- Board of Health Certification requires a review of
- Sewage disposal (community or individual)
- Water quality and supply (public or private)
- Water pollution
Approval Process
- Review begins when applications are complete. Written notices
of incomplete applications will be sent.
- A written notice of review results (approval or disapproval)
will be sent 30 days after receipt of a complete application,
map, and plans.
- If the map is not recorded, a tentative map needs to be resubmitted.
The following concept of methods constitutes approval of the tentative
map.
- Disposal of sewage
- Controlling water pollution
- Ensuring the water supply
- Facilities for water supply
- Final approval of the map occurs when the following conditions
have been met.
- SNHD approval of the Improvement Plans
- Written approval from the sewer utility
- Written approval from the water utility
- Written approval from the Division of Environmental Protection
- Fee is paid
- When the final map is recorded, construction can begin.

A one-time fee of $229 will be required when onsite
improvement plans for commercial subdivision maps already signed
off by this department are submitted for review and approval.
